Real ranges for kitchens, bathrooms, whole-home work, additions and ADUs — plus what moves the number and how to tell a serious bid from a cheap one.
Published 18 October 2026 · Bay Area (Santa Clara & San Mateo counties)
Nobody quotes honestly from a table, and any contractor who does is guessing. But you cannot compare three bids without knowing the shape of the market, so this is the shape: what residential remodeling in the Bay Area actually costs in 2026, what moves the number up or down, and what a bid should contain before you sign it.
The ranges below are compiled from 2026 cost guides published by Bay Area contractors and national construction cost data. They are market ranges for fully permitted work — not a quote for your house. Ours comes from measuring your rooms and reading your drawings.

A mid-range kitchen in Santa Clara County runs about $45,000 to $90,000 in 2026, with a high-end rebuild that changes the layout reaching $90,000 to $160,000 or more. The cabinet package and whether plumbing moves decide most of the difference.
No — it is more expensive. An addition needs a new foundation, new roof, new walls and new utility runs, so Bay Area ground-floor additions run roughly $400–$500 per square foot against $150–$400 for remodeling existing space. A second storey is higher again, around $600–$650+ per square foot.
Plan 10–15% on a remodel of an older house and 8–10% on new construction or an addition. The older the house, the more of that contingency gets used, because what is inside the walls is unknown until they are open.
Typically 3–8% of the project cost, covering permit fees, drawings and structural engineering where required. Skipping it is not a saving — unpermitted work has to be disclosed at sale and often demolished.
Because the scope is smaller than it looks: permits excluded, allowances set low, hauling and protection left out, or the trades priced at a rate that assumes no corrections. The comparison that matters is the line-by-line scope, not the total.
Partly. Published cost-versus-value data for 2026 puts major kitchen and bathroom remodels at roughly 50–75% recouped in the Bay Area. The rest of the value is in living in the house you wanted — which is a legitimate reason to do it, just not a financial one.
